Exclusive Design / Build Process

Masterpiece Builders has molded that formula into a process that is unique to our organization; a process that has proven itself with gratifying regularity
 
Initial Consultation
In this “introductory” stage, everyone gets to know each other. We discuss your preferred
architectural style, family needs and lifestyle, building site, budget considerations, whether you
have selected an architect or plan to use our design/build services. We’ll review any examples of home styles or features that are important to you so that your wishes are known right up front.
 
Feasibility
In this step we outline enough detail to develop a rough budget range based on a check list from the initial consultation. The Initial Consultation—including Feasibility—is a service of Masterpiece Builders at no charge.
 
Design Build Agreement
In the event you do not have architectural plans,
you may choose to proceed with our design/build program. In this case upon acceptance of the Feasibility estimate, a Design/Build agreement is entered into and drafting of preliminary floor plans and elevations begins.
 
Professional Service Agreement
In the event you do have finished plans in hand, we would by-pass the Design Build Agreement and proceed to a Professional Service Agreement upon acceptance of the Feasibility estimate.
 
Value Engineering
One very significant step we take to ensure that you receive the most value for your home dollar is Value Engineering. Simply stated, we research alternative ways to achieve the desired result, whether in design, materials or building techniques. We will help you consider all the alternatives
and guide you toward an informed selection. The goal is to achieve the best cost-to-value ratio.
 
Preliminary Budget
At this point we will review preliminary plans with you and upon approval with final revisions we can produce a reasonably accurate
estimate.
 
Final Design Stage
Upon approval of the preliminary budget, final complete plans are drawn which are suitable for permitting. During this time we work closely with you to refine your specific choices to personalize your home. These choices include plumbing and electrical fixtures, windows and doors, interior and exterior finishes, cabinetry, woodwork, trim, appliances, landscape and other details.
We offer services through our team of qualified professionals for cabinet and kitchen design, electronic architecture and landscape architecture. This is a critical point to coordinate your desires with your budget. We will guide you through this
important and enjoyable process.
 
After your approval of the final plans, project specification detailing the scope of work, selections and all phases of construction are prepared. A construction timeline is determined
 
Final Construction Agreement
This is the agreement you can take to your lender for financing, and your POA for approval. These are the documents we submit to the building and health departments. Documents include detailed plans, specifications, payment schedule and provisions to protect both parties. Changes can still be made during the building phase, however the above steps are designed to minimize the necessity.
 
Let the Construction Begin!
The moment has arrived for the ground breaking for your new home. Ground breaking can usually begin within seven days after permits are issued.
Throughout the construction process we communicate with you every step of the way, with weekly updates, various walk-
throughs, and a team that is always on hand to answer any questions and tend to any con-cerns. This is the time to enjoy
